The City is not currently exploring the acquisition of any lands in the Canal District at this time, except road right-of-way to widen Gwinnett Street from I-16 to just west of Stiles Avenue. Acquisitions for this road are currently underway and are expected to be completed by late summer 2019. Future acquisitions along Stiles Avenue to widen that road will also be needed. That road project is not yet designed.

Real estate speculation has increased in the Canal District, which has driven up the perception of land values. Actual values are hard to determine at this point as there are properties with ideal locations, but that have floodplain, wetland and potential environmental issues, which may make the properties extremely difficult to develop. Taking into account all the existing factors and the possible solutions, appraised values are no where near the owner's perceived values, which has made negotiations for acquisitions very difficult at this time.

The City has contracted with firm to perform appraisal of property in the Canal District that could serve as a location for a municipal complex and additional parking for the arena. Still working with other property owners to perform due diligence work on property needed to widen the Springfield Canal and to potentially provide road connections into the district.

Waiting on Appraisel from Real Property before property entry agreement can be worked out and due diligence work can be performed.
